Any way you could put the kitchen at the back & the bathroom lengthwise toward the front & make it 15% bigger? I’d like to adapt it so it can have a bigger living room space. thanks

Is this estimated cost to build right? Seems so much lower than other plans on your site that have a bathroom and kitchen.

Thanks for the alert, we’ll recalculate the price!

Could the storage area be eliminated, thus giving the little space a more open Feeling? Also, another set or glass doors installed to the right side of what is currently there to give the whole front more glass, light and views?

Hi! I’m a bit confused about the total floor area (16m²). A quick calculation indicates that the porch might be 5×1.48m to fit the 7.4m². Therefore, 5.6-1.48 = 4.12. And 4.12*5 is above 20m² in total without the porch. Just asking because regulations here forbid building above 20m² floor area and above 20m² surface… If I’m right, it seems to me that it couldn’t fit those crazy requirements

Hello,
floor area is living room (with kitchen) + bathroom + bedroom area- without porch. It will fit this requirements, but you can´t iclude porch area.
I recommend you to ask your building authority for further info.

Best,
Joshua

Do The plans include anything to do with plumbing or electrical? whether that be when to get plumbers involved before that becomes difficult, or actual DIY.

Support

Yes, plans include basic layout with utilities including plumbing and electrical – enough detailed for plumbers.

It looks like this plan has the house on a slab foundation. Would it be possible to place this atop a pier foundation?

Absolutely, you can use different types of foundations- concrete / wooden piers, ground screws, concrete slab etc.
